What is an Energy Performance Certificate?
An EPC rates how energy efficient a property is, from A (most efficient) to G. You need a valid one whenever a home is built, sold or rented in England and Wales. It lasts ten years.
The bands
Rented homes must normally reach band E or better before they can be let.
Current vs potential
The current score reflects the property as assessed. The potential score is what it could reach if the recommended work were carried out.
Why some homes show nothing
A property only appears with a rating once a certificate has been lodged. Homes never sold or rented since 2008 often have none.
How long it lasts
Ten years from the lodgement date. After that a new assessment is needed before selling or letting.
Who produces it
An accredited domestic energy assessor visits the property and lodges the certificate on the national register.
