Terms and Conditions
These terms apply to everyone who uses EPC Certificates Online to search the Energy Performance Certificate register or to order a certificate copy.

1. Who we are
EPC Certificates Online ("we", "us") operates epccertificatesonline.co.uk, an independent search and document service for Energy Performance Certificates in England and Wales. We are not a government body and we are not affiliated with GOV.UK, the Department for Energy Security and Net Zero, or any accreditation scheme.

2. Our service
We let you search the public EPC register by postcode, view certificate details, and purchase a formatted PDF copy of an existing certificate for £0.50. This is a single one-off payment with no subscription. If you have any questions, email info@epccertificatesonline.co.uk including VAT where applicable.
We do not carry out energy assessments and we cannot create, amend, extend or re-issue a certificate. If a property has no lodged certificate, one must be produced by an accredited domestic energy assessor before we can supply a copy.
3. Accuracy of certificate data
Certificate data is retrieved from the official open-data register. We present it as supplied and cannot verify or correct it. Ratings, costs and recommendations are estimates produced by the original assessor at the date of inspection and may no longer reflect the property.
If you believe a certificate contains an error, the correction must be raised with the assessor who lodged it or with their accreditation scheme.
4. Orders and payment
Payment is taken securely by Stripe. We never see or store your full card details. Your order is complete once payment is confirmed and your PDF copy is made available to download and, if you choose, emailed to the address you provide.
You are responsible for entering a correct email address. We may cancel and refund an order if the certificate cannot be retrieved.
5. Acceptable use
- Do not use automated tools to scrape, bulk-download or resell register data.
- Do not misrepresent our documents as being issued by a government body.
- Do not attempt to access the admin area or interfere with the service.
6. Liability
We provide the service with reasonable care and skill, but we do not warrant that register data is complete, current or error-free. To the extent permitted by law, we are not liable for losses arising from reliance on certificate content, including property transactions, lettings or works undertaken. Nothing in these terms limits liability for death, personal injury or fraud, or affects your statutory rights as a consumer.
Where we are liable, our liability is limited to the amount you paid for your order.
7. Governing law
These terms are governed by the laws of England and Wales, and disputes are subject to the exclusive jurisdiction of its courts.
